Commercial chiller replacement in Wellington

Chillers & hydronic plant

Plan the replacement before the breakdown.

Winter AC helps building owners, facilities teams and consultants plan commercial chiller replacement and associated mechanical plant upgrades in Greater Wellington. We look at the plant, the water system, controls and the practical work needed to bring the replacement into service.

How we can help

  • Repair-or-replace assessment
  • Plant & hydraulic upgrades
  • Shutdown & commissioning planning

Assess the whole system

A replacement should start with the duty the building needs, the condition of the existing plant and the reason for the change. Recurring faults, parts availability, maintenance history, refrigerant considerations and changing building demand all help shape the decision.

The existing unit’s nameplate does not establish the correct replacement on its own. We work with the project’s designer and suppliers to check the required capacity, temperatures, flow, control strategy and operating conditions.

What a chiller replacement can involve

  • Review of existing chiller condition and the repair-versus-replacement options.
  • Plant footprint, maintenance clearances, lifting routes and removal access.
  • Connections to pumps, pipework, valves and the existing water system.
  • Electrical supply, isolation, controls and BMS integration.
  • Noise, structural and seismic design interfaces where required.
  • Shutdown, recommissioning and the handover scope.

Keep continuity in the plan

For an occupied or operational building, the replacement programme matters as much as the equipment selection. We discuss which services can be stopped, acceptable shutdown periods and what happens if the planned window changes.

Temporary cooling, staged changeover or retained plant can be assessed where required. These arrangements depend on the building and are separately scoped; they should be resolved before a critical shutdown is booked.

Hydraulics and controls deserve attention

The new chiller needs to work with the existing distribution system. Flow arrangements, pump operation, water condition, valves and control sequences are reviewed for compatibility with the proposed equipment.

Electrical and BMS responsibilities are agreed early so the plant can be tested as an operating system. Commissioning requirements, witnessed checks and the records required at handover are identified in the project scope.

Compare the complete installed options

Equipment price is only one part of the decision. Access, electrical or hydraulic modifications, controls, engineering, commissioning and future maintenance can materially change the cost and suitability of an option.

We set out the scope and assumptions so you can compare options on a consistent basis. Energy savings and payback should be assessed against the actual operating conditions and available consumption data.

Your questions, answered

Should an ageing chiller be repaired or replaced?

That requires an assessment of the fault, overall condition, remaining serviceability, parts support and consequences of another failure. A repair may be appropriate; a planned replacement may make more sense where reliability or support is becoming a persistent issue.

Will the new chiller work with our existing BMS?

The interface and required functions need to be checked with the controls provider. Protocol, points, sensors, sequences, alarms and commissioning responsibilities should be included in the scope rather than assumed.

Is this the right page for a food-storage chiller or coolroom?

This service concerns mechanical chiller plant and chilled-water systems. For a coolroom, freezer or refrigerated food-storage installation, see our commercial refrigeration service.

What determines the cost of replacing a commercial chiller?

The installed cost depends on more than the chiller. Lifting and removal, pipework and pumps, electrical supplies, BMS integration, engineering, temporary cooling and commissioning can all affect the proposal. A site assessment and clear design requirements help establish a comparable scope.

Can existing pumps and pipework be retained?

Potentially. Their condition and compatibility with the new chiller’s flow, temperature and control requirements need to be assessed. The proposal should state which components are retained, modified or replaced and what investigation is still needed.
