Commercial HVAC maintenance in Wellington

For building owners & facilities teams

Know your assets. Plan your maintenance.

Winter AC provides planned maintenance for commercial HVAC, ventilation and refrigeration across Greater Wellington. We build the service scope around the equipment on site, how it is used and the impact of failure, with clear reporting and agreed response arrangements.

How we can help

  • HVAC & ventilation servicing
  • Refrigeration maintenance
  • Asset & replacement planning

Begin with an accurate asset list

A useful maintenance agreement makes it clear which assets are covered. We review the plant type, location, condition, operating hours, manufacturer guidance and any site-specific inspection requirements.

If records are incomplete, an initial site assessment can establish the asset information and immediate defects. That gives you a basis for agreeing the ongoing service scope and prioritising further work.

What the agreement should define

  • The equipment and locations included in the service.
  • Inspection and maintenance tasks, with an appropriate visit frequency.
  • Access, shutdown and working-hours arrangements.
  • Service records, defect reporting and follow-up responsibilities.
  • How repairs, parts and additional work are approved and charged.
  • Call-out contacts and any agreed response or after-hours arrangements.

Reporting that supports decisions

Service reporting should identify what was checked, any issues found and the recommended next action. An urgent defect, a planned repair and an asset approaching replacement need different decisions.

We discuss repair options and future replacement work so the facilities team can plan budgets. Work beyond the agreed maintenance scope is identified for approval rather than left unclear.

HVAC, refrigeration and electrical interfaces

Our in-house capability covers HVAC, refrigeration, electrical for mechanical and controls. This helps with faults that cross disciplines, such as a fan that does not start, an unreliable sensor or plant that is not responding to its control sequence.

Where third-party BMS access, manufacturer support or specialist services are required, those responsibilities and costs are agreed. Routine maintenance is not a guarantee against breakdown.

Keep compliance and servicing properly scoped

We can discuss IQP support for SS9 mechanical ventilation and SS4 emergency lighting. The building’s compliance schedule and relevant records are needed to establish the inspection and reporting requirements.

A maintenance agreement should distinguish routine service, compliance inspections, corrective work and replacement parts. That helps you compare proposals and understand what is actually covered.

The whole installation

Match the service plan to the equipment.

A commercial coolroom has different service priorities from an office air conditioning system. An accurate asset list helps define the tasks, access and reporting needed for each installation.

Your questions, answered

How often should commercial HVAC be serviced?

Frequency depends on the equipment, manufacturer guidance, usage, environment, condition and any compliance-schedule requirements. We review these before recommending a service programme.

Are repairs and call-outs included?

Only if the agreement includes them. The proposal should clearly state the covered tasks and the treatment of labour, parts, reactive call-outs and after-hours work.

Can you take over an existing maintenance contract?

We can review the current asset list, service history, known defects and contract requirements, then assess the site and propose a scope. Any existing contract commitments should be checked before a changeover.

Can you help plan replacements?

Yes. Maintenance findings and fault history can inform a prioritised replacement plan. Equipment condition, supportability, disruption and the consequences of failure all matter alongside age.

Can you service government buildings and sites with vetting requirements?

We have government-contract experience and police-vetted personnel. The contract should identify the assets, reporting, access, vetting and induction requirements so the assigned team and service arrangements can be confirmed.
